What is going on with the roof?

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Nothing is charged and nothing is booked.

01

Are you a roofing company?

No. Villa Park Stormguard Roofing is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.

02

Why does ventilation keep coming up?

Because a badly ventilated attic cooks the roof from underneath and takes years off it. Intake at the eaves and exhaust at the ridge, in balance. It is cheap during a re-roof and awkward afterwards.

03

How many contractors will contact me?

No more than three. We picked that number because two quotes is not enough to spot an outlier and five is an ordeal.

04

Do you cover the whole Orange County area?

Yes. The contractors we match on cover Villa Park and the surrounding towns, so if you are just outside the city limits it still works.

05

I have solar panels. What happens to them?

Panels have to be detached and reset. Budget for it separately and coordinate the two trades. Never put a new solar array on a roof with under ten years left.

06

What does a new roof cost in Villa Park?

Most quotes here for a standard asphalt replacement come in around $11,500 to $27,500. That assumes one layer to remove and sound decking. Every quote you get should say in writing what happens if the decking is not sound.

07

Do I need a permit?

Yes, in nearly every jurisdiction a re-roof is permitted work. A contractor who suggests skipping it is telling you something useful about how they work.

08

What time of year is best to re-roof in Villa Park?

Practically, the long dry run from May to October. Crews are busiest right after the weather turns — November through March — so booking outside that stretch usually buys you a better date and a keener number.

09

I rent. Can I use this?

Only the owner can approve roofing work. If you are renting, the fastest route is to send this to your landlord or property manager rather than gathering quotes nobody can act on.

10

Is moss on the roof a problem?

It matters more than it looks. The damage is not the moss, it is the permanent damp underneath it. Kill it and brush it off gently; never pressure wash asphalt.

11

Can I just put a new roof over the old one?

Codes in most places allow two layers. That does not make it wise. You lose the chance to see the deck, and the next roofer has twice as much to remove.

12

How long should a roof last here?

Rated life and real life are different numbers. Here, ordinary rated life is a fair guide, provided the attic breathes. Ventilation and the quality of the installation move that more than the brand does.

13

What should I do to prepare?

Move the cars out, take pictures off the top-floor walls, cover anything stored in the attic, and put pets somewhere else for the loud days. Expect nails in the driveway however careful the crew is — ask whether they run a magnet at the end.

Ready for a real number?

It is free, and nothing obliges you to hire anyone.
